Yesterday, I got a text from a tenant whose rent is due the 15th (today). Here's the "conversation" copied and pasted out of Google voice. I didn't fix the spelling (*wink*), but the names are redacted:
Tenant: "Hay (my name) it's (tenant's name) I got $400 in the bank. I'm $50 short can I add that to next month? Our utilities ran over a lil' bit...I can pay the whole $500 then. If not let me know plz .. thank you"
Me: "We have you set up on auto-pay and that batch has already processed. It will debit tomorrow morning, and if the account doesn't have enough it will bounce back resulting in a 10% late charge for the entire rent amount plus a $20 rejected debit charge. Please do everything you can to ensure we have the full $450 in by close of business today." Tenant: "Ok"
