HOT TOPICS DURING THE FIRST MEETING IN MAY 2017
By Larry D. Hudson

If you own rental property in the Miami Valley
, chances are you will, sooner or later, encounter the multi-billion-dollar illegal trade in human trafficking. Tony Talbott from Abolition Ohio presented a detailed update on the situation at Greater Dayton REIA’s First Wednesday meeting for May (May 3,2017). Talbott, who teaches political science at the University of Dayton, said prostitution rings run by traffickers are a growing problem, He explained that criminals make rational economic choices: with police concentrating their heat on drug traffickers, trafficking in prostitution offers lower risk and greater reward. Suspect prostitution in neighborhoods where you invest? Talbott urges you to notify local police or call the National Human Trafficking Hotline at 888-3737-888.

Lookng for advice from a real estate appraiser with four decades of experience? How about this: “If you see a good deal, let it go.” Appraiser Michael Moorhead explained that he gave that advice to a family member who was looking for deals in residential real estate. The point, Moorhead said, is that you should hold out for an “unbelievable deal,” because a mere “good deal” often hides expensive problems that you only discover after you buy. Moorhead, who answered questions at Greater Dayton REIA’s First Wednesday meeting for May (May 3, 2017) also had this advice for house rehabbers: kitchen and bathroom renovations are important for resale, but be careful in choosing materials. You need to avoid over-improving a home for its neighborhood. If you spend too much on improvements, Moorhead told the group, you won’t get your money back at resale.
