Investors got a crash course in mold remediation during November’s First Wednesday meeting. 

William Treasure, president of Turnkey Environmental Consultants, showed attendees scores of photographs – showing the damage mold can cause throughout an affected house. “Mold needs only three things to grow,” Treasure said: water (or water vapor), temperatures above 20 degrees Fahrenheit, and a source of food (among others: wood, paper or dryer lint). Mold can show up anywhere -- from damp basements to attics or crawlspaces fed warm, moist air by bathroom exhaust fans or clothes dryers.

How can you fix it? Treasure said the answer can be as simple as a ten percent bleach solution and a scrub brush – or as complicated as hiring a contractor to remove and replace contaminated carpeting, wood and drywall. In all cases, he said, you must starve the mold spores of water and water vapor. Further, it’s important to remove mold spores to get the allergens out of the house.

Also at the First Wednesday meeting -- attendees learned about professional property managers and how they can help investors.

Jule Rastikis, president of ManCo Property Services, heads a management company that has been doing business in Dayton for 31 years and now manages 600 units. Owners hire property managers for a variety of reasons, including rising vacancy and delinquent rent collections, Rastikis said. One important way to handle both problems is more selective tenant screening. “You should be turning down half your applicants,” he said. Stronger tenants mean longer tenancy, less-frequent turnover and fewer collection problems, he added. Rastikis said ManCo offers a full slate of services, including marketing, accounting and preventive maintenance. He said keeping owners informed is key: “Owners want communication,” Rastikis said.
